Check out these links for lots of wonderful, easy-to-understand data that Arlington County publishes about two key areas of 22202:  Crystal City and Pentagon City.

The Pentagon City area has changed a lot over the past ten years: shopping, restaurants, and other services now abound. Harris Teeter and Costco are the major grocery stores here, along with any number of specialty shops and restaurants. The majority of housing in Pentagon City are mid- and high-rise condos (e.g., The Cavendish, Horizon House, The Representative, and Ridge House), but there are also a few townhouse condos.

Just south of Pentagon City are the established neighborhoods of Addison Heights, Aurora Hills, Oakcrest, and Top of the Ridge; these neighborhoods are dominated by single family detached homes.

Pentagon City is serviced by the Pentagon City Metro station as well as Metrobus. National Airport is a 5 minute drive. The George Washington Parkway, I-395, Washington Boulevard, Rte. 1 /Jefferson Davis Highway, and Rte. 110 are all within a 5 minute drive of Pentagon City.

One of my favorite Arlington neighborhoods can be found right here, walking distance to just about everything. Cute streets, nice people, great renovations, etc… Addison Heights.

The homes, mostly attractive bungalows, capes, colonials and farmhouses, run up and down the streets.  New home renovations are beginning to happen, but for the most part the residential streets have retained their charm.  Those streets look like this:

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Today there are 9 homes for sale in this specific neighborhood, ranging in price from $450,000 (built in 1914) to $1,350,000 (built in 2008).  Pretty incredible price range.  That makes the average list price for this neighborhood to be $848,975 for now.

In the past six months, eight homes have sold in Addison Heights, for an average price of $653,558.  The price range for these sold homes is not nearly so great — the low price is $575,000 and the high is $750,000.

There are some townhouse communities extremely close to the mall, so that all you have to do is cross the street and you’re there. There’s a great 3 bedroom home right on 15th Street for about $518,000.

There is a ton of stuff going on in the 22202 zip code of Arlington Virginia, but one of the most top-of-mind things about this spot is of course the Pentagon. This beautiful photo gives you a good sense of how close you are to Washington, DC just across the Potomac River.

The local restaurants, shopping, and transportation options all make this such a convenient place to live. While there’s not really any need to leave the immediate zip, you can just cross the bridge to take advantage of all that DC has to offer.
